Builders based in Bodmin

Bodmin is our home town, and it's where most of our work starts. As the historic county town sitting right on the south-western edge of Bodmin Moor, it has a building stock that spans almost everything Cornwall throws up: granite cottages and terraces in the old core around the Priory and Mount Folly, solid Victorian and Edwardian houses, mid-century estates, and newer developments spreading out towards Callywith and the A30. Each of those needs a different hand, and being based here means we know them well.

Building on and around the moor

What sets Bodmin apart from the coastal towns we cover is the ground and the exposure. This is granite country. Bodmin Moor is one of the largest granite masses in the South West, and that bedrock runs under much of the area. For groundworks and foundations that's a double-edged sword — excellent bearing where you reach sound rock, but potentially expensive excavation, and it means foundation design should never be assumed before the ground is properly assessed.

The town also sits higher and more exposed than places like Wadebridge down in the valley. Homes on the moorland fringes at Cardinham, Blisland, St Breward and Temple take real weather — driving rain and wind that find any weakness in render, pointing or roof detailing. When we quote work out here, weatherproofing detail isn't an afterthought; it's central.

Rural and agricultural work

The parishes around Bodmin are properly rural, and that shapes the kind of projects we're asked about. Barn conversions and the reworking of former agricultural buildings are common here — turning redundant granite or block barns into homes or annexes. These are rewarding but involved projects: they often trigger their own planning route (conversion of agricultural buildings has specific rules), the existing structure needs honest structural assessment, and the works have to respect both the character of the building and modern Building Regulations for a dwelling. It's a very different job from extending a house in town.

Period property in the old town

In the historic centre, granite and killas-stone properties dominate, and many fall within Bodmin's conservation area. Two things follow from that. First, planning and any alterations are looked at more carefully, so it pays to get the approach right before starting. Second, these solid-wall buildings need to breathe — which means lime mortars, lime plasters and breathable finishes rather than the cement renders and gypsum that trap moisture and cause damp. We use the right materials for the age of the building rather than a one-size-fits-all spec.

Good access matters too: Bodmin sits right on the A30 and A38, which makes deliveries and plant straightforward for most of the town, though the tighter lanes out on the moor need more thought when it comes to scaffolding and materials.
