More than in most of Cornwall, you cannot assume the ground in and around St Austell. Centuries of china-clay extraction and, elsewhere, former metal mining have left made ground, tips, and areas of disturbed or variable strata. On top of that, the wider county has a legacy of tin and copper workings, and mineshafts are a genuine and well-documented issue in parts of Cornwall — building or extending over or near old workings without knowing they're there is a serious risk.
