Building a new home in Cornwall
A new build is the biggest project most people ever commission, and in Cornwall it comes with conditions you don't meet everywhere. The ground is rarely uniform, the weather is unforgiving on exposed plots, and planning can be tighter than buyers expect. We build new homes that account for all of that from day one, rather than discovering it halfway through.
Foundations come first — and they're rarely standard
The single biggest variable on a Cornish new build is what's under the ground. On solid granite you may have excellent bearing but expensive excavation; on made ground, clay or the fringes of former tin and copper workings you may need an engineered solution. We arrange the ground investigation early so the structural engineer can design the right foundation — strip, trench-fill, raft or piled — before we price the job. Guessing here is how new builds go over budget, so we don't.
Warranties, Building Regs and lender requirements
A new home has to satisfy Building Regulations across the board: structure, fire, drainage, ventilation and — increasingly the trickiest part — energy efficiency and airtightness. We build to those standards and back the finished house with a recognised structural warranty, typically a 10-year policy, because without one most mortgage lenders won't lend against the property. You get the warranty documentation at handover along with the building-control completion certificate.
Built for the Cornish climate
Driving rain and salt-laden wind test a building's weathering details far more on the coast than inland. We specify render systems, roof coverings and detailing suited to the exposure of your particular plot — there's a real difference between a sheltered site near Bodmin and an exposed one closer to the north coast.
One team, foundations to handover
You deal with us from groundworks through to the day we hand over the keys — structure, roof, first and second fix, and the trades in between coordinated under one roof. If you're self-building and only need us for the heavy structural stages, we can do that too.

The new builds process

Feasibility & plot assessment
Before anything else we look at the plot — access, drainage, ground conditions and any ground-stability risk from former mine workings. This shapes what can realistically be built and at what cost.

Design, planning & Building Regs
We work alongside your architect and structural engineer, submit the full planning application, and prepare the Building Regulations package. On new builds this covers everything from foundation detailing to SAP energy calculations.
- 03
Groundworks & foundations
Foundations are designed to suit what we actually find on site — strip, trench-fill or, over made ground or old workings, an engineered raft or piled solution.
- 04
Superstructure & weathertight shell
Walls, floors and roof structure go up to get the building watertight, followed by first-fix services, insulation and airtightness detailing.
- 05
Fit-out, commissioning & warranty handover
Second-fix trades, decoration and landscaping, then commissioning, building-control sign-off and your structural warranty documents at handover.

Yes. New homes are built to Building Regulations and covered by a recognised structural warranty (such as an NHBC-equivalent 10-year policy), which mortgage lenders normally require. We confirm the specific provider as part of your quote.
